Latvia, residence permit through real estate investment in 2026: who it suits and how the process works

European Union residency through buying property from €250,000, plus a state fee of 5% of the transaction amount. Review takes around 4 months, and for citizens of certain countries — up to a year. The status gives free movement across the Schengen area and is granted to the whole family.

Program status: a reform is underway

Latvia is reforming its immigration law. On June 11, 2026, the Saeima passed a new law that removes the "real estate", "government securities" and "bank deposit" grounds, leaving only investment in a Latvian company.

A residence permit by itself does not make you a tax resident of Latvia.

How the process works

1. Choosing and buying the property — usually 1–1.5 months.
2. Filing the residence permit application — at the Latvian embassy in your country or at the embassy responsible for the region. In some cases the process is fully remote: documents are sent by email and signed with an electronic signature.
3. Review — around 4 months on average. The migration service may extend the period to 12 months.
4. Receiving the residence permit.

For citizens of certain countries — Iran, Iraq, Egypt, Bangladesh, Saudi Arabia, Pakistan, Jordan and a number of others — an additional check applies, and the timeline is 6–12 months.

What it costs

A 5% state fee is added to the investment amount.
